1. Q: What are the benefits of living at BRT?

A: We are a 5 minute walk (or less) to the Monon Trail, which provides you with easy access north or south.  We are only a 10-minute drive to downtown Indy, or walk to the Red-Line.  Our prices are affordable and our apartments are clean.   All kitchens are equipped with major appliances, plenty of closet space, and mature trees surround our property. Our community hosts resident events and activities, often with food,  giving a unique close-nich community environment. 

2. Q. Do you require a security deposit and is it refundable?

A: We do require a security deposit when leasing an apartment. The security deposit is refunded within 45 days of vacating the residence provided no money is owed and there are no damages beyond ordinary wear and tear. When you move in, an inventory checklist is provided that must be completed and returned to us within 4-days. This form is to document the condition of the premises at move-in, and is used as a guideline to assess the condition at move-out. We encourage your son/daughter to be detailed on this form.

3. Q: Payments

A: For your convenience we offer online payments through Zelle E-Pay CLICK HERE. Payments in the form of personal check, money order, or certified bank funds, can be mailed or dropped off directly at our onsite office.

4. Q: When is rent due each month?

A: Rent is due on the 1st. You will incur a late fee in the amount of $75.00 when rent is received after the close of business on the 4th. Additional charges could be incurred after the 15th of the month.

5. Q. Can you cancel the lease?

A: We do offer a leasebuyout (although obligated by the lease agreement).  Or other options of the leaseholder(s) is/are responsible for the rent until the premises are re-rented or the lease ends. For more details on this topic, please speak with a leasing professional.

6. Q: Is there a place for me hang out or relax outside my apartment?

A: Broad Ripple Trails has a community room with WIFI, a fitness center and TWO swimming pools.  We also have two BBQ pad areas for your convenience.  We are a short 5 minute walk to the Monon Trail, and 10 minute walk to the Indy RED-LINE Bus Route. 

7. Q. Is parking available at your communities?

A: Parking is available on a first come first serve basis and its FREE. We also offer limited covered parking spots for a small monthly fee, the car must be registered to you and we will provide you with a permit to have displayed at all times.  All cars without permits parked in covered parking, risk being ticketed and towed.

8. Q. Do you provide monitoring at your properties?

A: Broad Ripple Trails has its own contract courtesy patrol to help monitor the property.  We also partner with the local Police Department, and work together to help our residents stay informed of any alerts or announcements that they may need to be aware of regarding incidents nearby. As always, should any resident see any suspicious activity, they are asked to call 911 and to notify us immediately through our leasing office. For specific statistics of the area please contact the local Police Department non-emergency number at 317.253.5678.
